We remove the damaged shingles, check the underlayment and decking, replace what’s needed, and install new shingles to match.
Flashing problems: Flashing around chimneys, skylights, or roof valleys fails more often than the shingles themselves. If water’s coming in around a chimney but the rest of your roof looks solid, replacing the flashing solves the problem for a fraction of the cost of a new roof.
A few missing or damaged shingles: Losing a handful of shingles after a storm happens. If the rest of the roof is in decent shape, we can replace just those shingles. Quick fix, relatively inexpensive.
Small leaks caught early: If you caught a leak right away (say, you noticed a small water stain after last week’s rain), and the roof is otherwise in good condition, we can often trace it back to a specific problem spot and fix just that area.
Roof is under 12 years old: Younger roofs shouldn’t need replacement. If you’re having problems with a roof that’s only 5-10 years old, it’s usually an installation issue, storm damage, or a specific component failure. All of those can be repaired.

Daylight through the roof boards: Go up in your attic on a sunny day. If you see daylight coming through in multiple places, you’ve got gaps in your roof system. That means water is coming through too. This is a replacement situation.
Failed or missing underlayment: The underlayment (the layer between your shingles and roof deck) is critical for waterproofing. On older Fort Myers roofs, especially ones that have been through multiple hurricane seasons, the underlayment can deteriorate even if the shingles look okay. If we find failed underlayment during an inspection, replacement is usually the answer.
